Pre-HUD vs. Post-HUD Homes — Understanding the 1976 Vintage Divide

The 1976 HUD Code split the national housing stock into two very different risk and financing profiles.

  • Pre-HUD units (pre-1976): built before federal standards, often with aluminum wiring, flat metal roofs, 2x2 or 2x3 framing, and minimal insulation. They still generate lot rent, but moving them or securing chattel financing is difficult.
  • Post-HUD units (1976–present): built to national codes with copper wiring, 2x4/2x6 framing, pitched shingle roofs, and residential insulation standards.
  • Portfolio strategy: a mature park can support vintage homes if pedestals are safe and roofs maintained, while gradually infilling modern post-HUD units.
